A 74-Unit Townhouse Development in Glassboro Gets Greenlight from Planning Board
On April 2, 2024, the Glassboro Planning Board convened and decided on two proposed housing developments. Both applications were brought before the board, both of which were reviewed by professionals as well as members of the public before voting.
The first application pertained to a 76-unit townhouse development submitted by Woods Glassboro Properties Development, LLC. The development is anticipated to be situated on South Academy Street in the Glassboro Central Business District. The proposal, which adheres to the Redevelopment Plan, does not require any variances but proposes a waiver for the requirement of hairpin striping in parking spaces less than 10 feet wide. The community will feature amenities such as a clubhouse, underground storm management system, and parking facilities.
The project is expected to generate approximately 100 construction jobs and will create approximately $1 million in annual property taxes for the municipality. The construction of Woods at Kingsway is expected to begin in the spring of 2025 and be completed by the fall of 2026.
The second application was presented by D.R. Horton, Inc. for a 74-unit townhouse development located on Martin Luther King Drive. This application also required no variances but sought waivers for design elements like signage and shrub size. The project involves the provision of a 12-space parking lot adjacent to Elsmere Park as part of the recreation requirement.
Following extensive deliberations with board professionals, the public, and the applicants, the Planning Board unanimously authorized both applications. The approvals included conditions requiring the developers to comply with professional assessments and Board requests. These included provisions for trash pickup, school bus considerations, lighting guidelines, landscaping elements, and design modifications.
With these approvals, Glassboro is anticipated to see an influx of new housing options catering to diverse residents' needs. The projects align with the aim of revitalizing the Glassboro Central Business District and providing more dwelling options for the community.
